Tartesso and Sundance Plumbing: What Fast-Build West Valley Communities Got Right and Wrong

Tartesso and Sundance are two of Buckeye's largest residential communities outside of Verrado, both developed during the West Valley's fast-growth era of 2004 to 2015. They share many characteristics: slab-on-grade PEX plumbing, pre-plumbed soft water loops, City of Buckeye water and permits, and the hard water challenge common to all of Buckeye. They also share a specific product of fast-build construction: variation in plumbing quality across build phases that's worth understanding if you own a home in either community.

What the fast-build era meant for plumbing quality

Both Tartesso and Sundance were developed at high volume across multiple builder phases, with different builders and subcontractors working on different phases or sections of the communities over a 10-year build window. The plumbing systems in these homes are fundamentally sound, using PEX supply lines that don't corrode from hard water the way early-era Verrado copper did. However, the quality of fittings, valve installations, and connection work varies between phases in ways that have become apparent as the homes have aged into their first and second maintenance cycles.

The specific issues that show up more frequently in fast-build phases than in slower custom construction: compression-style PEX fittings (less reliable over time than expansion-style fittings), shutoff valves installed without adequate travel clearance and subsequently seized from hard water mineral buildup, and fixture supply connections made with the minimum acceptable materials rather than premium components. None of these produce immediate failures, but they do produce a slightly earlier first-repair timeline for some systems compared to what a homeowner might expect from the homes' relatively young age.

The good news: no copper slab leak risk

The most important thing both Tartesso and Sundance homeowners can know about their plumbing is that the copper sub-slab supply line issue that affects 2004-2012 Verrado homes doesn't apply here. Both communities used PEX supply lines from their initial construction phases. PEX doesn't corrode from Buckeye's hard water or from desert alluvium soil chemistry. The recurring slab leak pattern that some Verrado homeowners experience is not a risk factor for Tartesso or Sundance homes.

When a PEX fitting does fail in a Tartesso or Sundance home, the failure is typically at a compression or crimp connection that has loosened over time, a transition fitting between PEX and copper at a fixture connection point, or a shutoff valve that has failed internally. These are point repairs that don't require rerouting through walls or opening the slab. A single failed PEX fitting replacement typically takes 1 to 2 hours and costs $200 to $600 depending on location and access.

The hard water issue: fully applicable to both communities

The absence of slab leak risk doesn't mean Tartesso and Sundance homes are immune to Buckeye's hard water effects. City of Buckeye water at 22 to 30 GPG affects water heaters, faucets, shower fixtures, dishwashers, and all other water-using appliances and fixtures exactly as it does in Verrado or any other Buckeye community. Tartesso and Sundance homes in the 12-to-20-year age range are in the window where water heater replacement is increasingly necessary if a softener wasn't installed early in the home's life, and where faucet cartridge replacement frequency is becoming a notable maintenance cost.

Both communities were built with pre-plumbed soft water loops in most homes, making water softener installation a straightforward half-day project. For Tartesso and Sundance homes that still don't have a softener installed, the visible evidence typically includes: scale on faucet aerators that require cleaning every few months, white deposits on tile grout and glass shower doors, and a water heater that may be approaching the 9-to-11-year mark in hard water service without treatment.

Sundance-specific: pool density and outdoor plumbing

Sundance has a high density of homes with pools, consistent with its south-of-I-10 location and newer construction era where pool ownership rates in Buckeye are high. Pool plumbing service, pool leak detection, and backflow testing for pool auto-fills are more frequent service calls in Sundance relative to its size than in Tartesso. Sundance homeowners with auto-fill connections should confirm receipt of their annual City of Buckeye backflow testing notice and schedule testing before the compliance deadline.

Outdoor plumbing in Sundance also reflects the south-facing and west-facing wall sun exposure common in the community's grid layout. South- and west-facing hose bibs in Sundance have an accelerated UV degradation timeline compared to north- and east-facing bibs, making pre-monsoon hose bib inspection worthwhile each spring.

Tartesso-specific: western Buckeye service considerations

Tartesso is the westernmost major master-planned community in Buckeye, situated near Van Buren Street west of SR-85. Its western position means it's served by City of Buckeye supply infrastructure that extends further from the central distribution points than more centrally located Buckeye communities. For Tartesso homeowners who notice pressure variation at different times of day, particularly during peak evening demand hours, it's worth verifying that the pressure reducing valve (if present) is set correctly and functioning, and that the home's supply pressure at the meter is within the normal 50 to 80 PSI range.

Tartesso's larger lot sizes relative to Sundance also mean longer irrigation supply runs and more extensive outdoor plumbing at some properties. Backflow testing for irrigation connections applies throughout Tartesso the same as any Buckeye community with irrigation connected to the city water supply.

If you're buying a home in Tartesso or Sundance and the home is 12 or more years old without a water softener, budget for one as part of the purchase. The water heater will likely be at or near its service life end in hard water, and the softener protects the replacement unit immediately.
